Le Four à Chaux was build in approximately 1820. The name refers to a professional limekiln that in the past was located in front of the house. The house is constructed of 50cm thick local stonewalls.
The current restoration was started in 1999 and executed step-by-step with local specialist artisans using top quality materials. Special attention was paid to preserving the Provençal tiles, ceilings and stairs.
The total surface of the property is 2.700 m2. This includes the small vineyard (1700 m2) adjoining the rear of the property that is cared for by our neighboring wine maker. The vineyard may be used either wholly or partly to extend the garden.
The total floor space of the house is 340m2; this includes 60m2 of partially renovated attic space.
There is an additional 20m2 garage and 10m2 roofed pool house/summer kitchen.
Most windows are double-glazed.
In 2012 the house was connected to water and sewage mains. There is also a fully functional well producing regularly tested high quality natural water throughout the whole year. There is a water softener system for the house.
High Speed Wi–Fi is in place, and a superior electric supply.
In 2012 the entire roof was replaced, insulated, Velox windows fitted and extended with a balcony. This is ready for an additional two bathrooms (drainage in place) and a further two bedrooms.
In addition to two fireplaces there is oil-fired central heating throughout the house.
There is an automatic watering system in place for the gardens, with timers.
The pool is fitted with an automatic system to control the chemical levels, and it has underwater lighting.
The house was officially valued in 2013. The market value was estimated at 720,000 Euros to 750,000 Euros. After this valuation a further 75,000 Euros was spent on the new roof.
The legally required diagnostic report about the technical condition, energy and environmental requirements is available.
The house has a proven track record as a successful rental property and there is the possibility for this to continue in the same vein if desired.
